    What our communal area cleaning includes

    Every building is different, so we start with a walk-round and agree a written scope with you. Most communal contracts cover the areas below, and we can add or remove items to suit the site and the budget.

    • Entrances and lobbies: floors swept and mopped or vacuumed, mats cleaned, reception desks and seating wiped
    • Stairwells: treads, risers, handrails and balustrades cleaned, landings swept and mopped
    • Corridors: floors cleaned, skirting and door frames dusted, scuff marks removed where possible
    • Lifts: floors, walls, mirrors, buttons and door tracks cleaned and sanitised
    • Bin stores: floors swept and washed, bins tidied and loose waste cleared, with odour control on request
    • Shared kitchens and washrooms: surfaces, sinks, toilets and floors cleaned, consumables restocked
    • Glass and touch points: entrance doors, internal glass, door handles, push plates, light switches and intercom panels

    Frequency options

    How often a building needs cleaning depends on footfall, the number of units and how the space is used. A busy multi-let office building may need a daily clean of the reception and lifts, with stairwells done two or three times a week. A small residential block may only need a weekly visit, with a monthly deeper clean of glass and high-level areas.

    We offer daily, several-times-weekly, weekly and fortnightly schedules, plus periodic tasks such as carpet extraction, hard floor machine cleaning, high-level dusting and external glass. Visits can be early morning, during the day or in the evening, depending on when the building is quietest. If footfall changes, for example when a new tenant moves in, we review the schedule with you rather than letting standards slip.

    Reporting and quality checks

    Shared areas generate complaints quickly when something is missed. Each building gets a named supervisor who carries out regular quality checks against the agreed specification. We log each visit, and we can report issues we spot, such as a broken light, a damaged door closer or fly-tipping in the bin store, so you can deal with them before tenants complain.

    If something isn't right, you call or email one person and it gets fixed. You won't be passed between departments.

    Vetting, insurance and safe working

    Communal cleaning often means working in occupied buildings, sometimes with keys or fobs to residents' and tenants' areas. All our operatives are DBS-vetted and trained before they start, and they wear Tidyee uniform and ID on site. We hold full public liability insurance and provide risk assessments, method statements and COSHH data sheets for every building.

    We use plant-based and enzyme-based products wherever they do the job, wet-floor signage on every clean, and safe working methods on stairs and at height. We are a BICSc member and SafeContractor approved.

    Pricing

    Communal cleaning is priced on the hours the building needs and any periodic tasks you add. Our rates start from £20 per hour. After a site visit we give you a fixed price and a written specification, so you and your tenants know exactly what to expect.

    Common questions

    Can you clean while the building is occupied?
    Yes. Most communal cleaning happens while tenants and residents are coming and going. We put out wet-floor signs, keep walkways clear and time the noisier tasks for quieter periods.
    Do you clean bin stores?
    Yes. We sweep and wash bin store floors, tidy bins and clear loose waste. Larger items or fly-tipping can be reported to you or removed through our waste management service.
    Can one contract cover several buildings?
    Yes. Managing agents can put a portfolio of buildings on one contract, with a specification for each building and a single point of contact.
    Do you supply the cleaning products and equipment?
    Yes. We bring our own products, equipment and consumables, and can restock shared washrooms and kitchens on a managed account.
    Which areas do you cover?
    We clean communal areas in London, Greater Manchester and Norwich and the surrounding area, from our offices in each city.
